What to Expect

If this is your first time getting a home inspection, you may not be too sure of the process.

Don't worry! We're here to walk you through it, taking as much time as you need to feel confident in any decision you make.

Booking The Inspection

Give us a call, and we'll begin by asking a few key questions to understand your needs. From there, we’ll take care of the invoice, contract and payment then coordinate with the homeowner and realtor to schedule the inspection. We'll be sure to take into account important dates like condition removal.

Whenever possible, we recommend booking the inspection 1-2 weeks before subject removal. This allows ample time to schedule the inspection, complete it, deliver the report, and give you the opportunity to consider your next steps.

The Inspection Process

Next, we perform the comprehensive, visual inspection of both the interior and exterior of the property, carefully examining all major systems. While we ensure a thorough assessment, we take care not to disrupt or damage the home. To see the full list of areas we inspect, click here. The inspection takes us about 3 hours, allowing us time to properly inspect the home.

Walkthrough and Findings 

Once the inspection is complete, we'll meet you at the property for a walk-through, where we'll explain our findings and highlight key observations. This is your chance to ask any questions and gain a clearer understanding of the property's condition. This walk-through takes between 30 to 45 minutes.

Following the inspection and walk-through, you'll receive a detailed digital report that covers both the major concerns discussed and all other findings—big and small—providing a comprehensive overview of the property's condition. The digital inspection report is within 36 hours.

Making Your Decision

Based on our findings, you'll now need to decide whether to proceed with the purchase or explore other options.
